Estancia Townes New Resident Summary Checklist

PARKING POLICY - Our EXTREMELY LIMITED visitor parking is for visitors only. Residents must always use their garage/driveway.We cannot allow ANY street parking. This applies to everyone, all the time (even guests). Street parking blocks emergency vehicles and limits or blocks access to resident's driveways.All violations to our parking policies are subject to being towed without notice.
MONTHLY MAINTENANCE FEE - The monthly fee does not cover water or cable television. It does include weekly trash pick-up, roof replacement/repair pest control (inside and out), common area and road maintenance, and management services. (See current budget.)
LAWNS - All landscaping, trees, shrubs and beds are the owner's responsibility. The Association provides pest and weed control and fertilizers on front lawns only.
IRRIGATION - Sprinkler system (if available on resident's property) is owned by the resident (sprinkler heads and electricity). But water is supplied and pumped by Association-owned well and equipment.
PETS - Please see your documents for the limitations on the number and size of pets allowed.Please be considerate of your neighbors, and do everything possible to keep pets quiet. All pets should be kept on a leash while being walked. Be sure to pick up after your pets.
NOTICES - All Board meeting notices, agendas and minutes will be posted on the Association's bulletin board at the end of Alhambra (beside the well pumps, outside the white lattice fence).
TRASH - Trash pick-up is on Thursdays. Your trash can must remain inside the garage except for Wednesday night and Thursday until after the pick-up, and you are home to return it to the garage.
EXTERIOR CHANGES - All exterior changes/replacements must be approved by the architectural committee prior to being completed (Contact Catherine Gangloff at Progressive Management for more information.)
INSURANCE POLICY RENEWALS - All Estancia Townes homeowners are required to have property insurance and a copy of each year's declarations renewal page be on file with Progressive Management. This is for everyone's protection. So, please make this a part of your annual renewal process each year. Full homeowner's policy (HO-3) is required. NOT condo insurance.
RESIDENCY - No rentals are allowed, per documents.
FENCES - Fences are the owner's responsibility. Please keep your fence in good repair and keep any foliage trimmed that is on the outside of your fence.
PEST CONTROL - Inside pest control is INCLUDED in your monthly maintenance fee. Call Carson's Pest Control as needed.
