BOARD MEETINGS

Board meetings are usually held every other month on the second Thursday at 6:30 p.m. in the offices of Progressive Management, Inc. 4151 Woodlands Parkway, Palm Harbor, Florida.  The minutes are posted on the information board located at the end of Alhambra a day or two after the Board Meeting and at that time the tentative date for the next meeting is announced. A notice is place on the announcement board at least 48 hours prior to the actual board meeting.

PEST CONTROL


Estancia Townes has a termite protection and pest control contract with Carson’s Pest Control.  Carson treats the common area property on Alhambra on the fourth Friday of the odd numbered months and Balboa on the fourth Friday of the even numbered months. If you would like your back yard treated on those days, please leave your gate unlocked.

Interior pest control is included in our contract.  If you have any issues with pests inside your home you may call Carson’s to schedule an appointment at (727) 734-8688.


HOMEOWNER’S INSURANCE


As stated in our Community Documents, “Each Owner shall at all times maintain, for each Lot owned, adequate casualty insurance to provide for complete reconstruction of all improvements on such Lot after casualty, and liability insurance coverage in such amounts as may be required by the Association from time to time.”  Please see that Progressive Management, Inc. receives a copy of the Declaration Page of your policy.  This can be faxed to Catherine Gangloff,  Progressive Management, Inc., at (727) 773-8740.  Asking your insurance agent to send a current certificate now and at each renewal will keep our files current and eliminate the need for reminder letters.


PARKING


Owners may only park their vehicles in the garage or driveway of their unit.  Parking is not allowed on the street at any time - this could become a life safety issue and vehicles will be towed at the Owner’s expense.  Owners are not allowed to park in the Visitor parking area.  Please see the Community Documents for complete information.


TRASH


Trash collection is included in the maintenance fee and is pick up each Thursday by Waste Management.  Trash containers shall not be put or remain outside of a unit except on the night prior to trash collection.


LAWN MAINTENANCE


Ken’s Lawn Service maintains the common area lawns which is included in the maintenance fee.  If you are interested in having Ken maintain your front and/or back yards, at your expense, he can be reached at (727/545-3712).


PROPERTY IMPROVEMENTS


Any improvements, changes or alterations to the exterior of your property must by submitted to and approved by the Architectural Control Committee as stated in Article 5.2 of the Declarations and Covenants prior to beginning any work.  All improvement requests along with plans and specifications should be sent to Catherine Gangloff at Progressive Management, Inc.  Incomplete applications along with plans and specifications will be returned and will need to be resubmitted with the additional information requested prior to approval.


PETS


Only two pets may be kept in a single unit.  No dog that is entirely or partially of the Rottweiler or Pit Bull breed is allowed.  Dogs must be kept on a leash when the pet is off the Owner’s property and we ask that cats not be allowed to roam free.  Also, please remember that Owner’s are responsible for picking up after their pets so the cleanliness of all our properties and common areas can be maintained.


RENTALS


Renting, leasing or subletting units is not allowed in our community.  


ASSOCIATION MAINTENANCE PAYMENTS


If you are interested, you can use the automatic way to make your association maintenance payment.  When your payment is due Progressive Management, Inc. will automatically debit your checking account on the 3rd of the month.
